The Cleaning And The Maintaining Skylight Construction Essay
The Cleaning And The Maintaining Skylight Construction Essay Nowadays the government keep on introduce sustainable building or green building. Skylight is one of the components of day lighting and day lighting is one of the components in green building. The function of Skylight basically is to let the natural light to emit into the building through the glazing of a skylight. There are various types of skylight in the market, but the most used skylights are Ventilating Skylight, fixed skylight, tubular skylight. Some of the skylights are design for aesthetic purpose, and more and more Designer and Architect is designing their building with skylight. There are many benefit that get from skylight such as energy- efficiency, it will provide more light into house so the user inside the house can switch on less light or install less artificial light. This will also save more energy consume as compare to the normal lighting install. In addition to the energy- efficiency, skylight also can be part of green contribution to the planet. The aim of this dissertation is to find out the importance and method of maintaining a skylight shopping mall. And with the objective of To investigate whether the lack of maintain of a skylight will affect the occupants inside the shopping mall and To find out the methods used to maintain skylight in shopping mall. In the research methodology, this dissertation is going to conduct by using both two method of Primary data collection and secondary data collection. For primary data collection, going to use observation, interview and distribution of questionnaire. For secondary data collection, is going to find by using internet, magazine, and books. Table of Contents Introduction Background Skylight is a special type of window which built into the roof of a house or building in order to let the natural daylight come into the house directly. A skylight may be installed for aesthetic purposes, or as part of a general passive-heating strategy. Skylight allows approximately eight times as much light to enter the house as a comparably sized wall window. (Brendan McGuigan, 2003) At the old days Skylight were leak, due to the limitation of contemporary construction and sealing materials. The glazing of the Skylight was leak and allowed heat to escape, the user felt uncomfortable with the temperature and cause them to heat during the winter, it will cause them a fortunes, and the Skylight n were not the demanded after the few problem occur. (Christopher J V Cooper, 2009) Today in this modern world, we have the benefit of modern dry double glazing techniques, an advanced sealing compounds and automatic electric mechanisms for opening and closing skylight windows. These improvements, together with the use of sealed double glazed panels ensure that modern skylight can maintain a traditional appearance while offering, structural Integrity and durability together with good insulation properties. The use of durable hardwood timber and high quality micro porous paints and stains ensures that a modern Skylight will last for many years with minimum maintenance. (Christopher J V Cooper, 2009) Problem Statement and Research Question Nowadays there are more and more designer or architect will include skylight into their design for shopping mall. Skylight in a shopping mall without proper maintenances, it will affect the occupant inside the building. In this case study, I quoted two questions, there are Does lack of maintenance or cleaning will affect the occupant in shopping Mall? And What are the methods used to maintain a skylight? Aim and Objective In this dissertation, the aim is to find out the importance and method of maintaining a skylight shopping mall. The objectives of this research are to be achieved is listed as below: To investigate whether the lack of maintain of a skylight will affect the occupants inside the shopping mall. The objective of this research is to investigate the occupants in shopping mall feels when the management is not performing the maintenance regularly. In the manner of aesthetic view or the disturbance (such as leaking) cause by skylight. Besides that, will the cost for cooling down the temperature will be increased while the skylight leaks the cold air inside the building. To find out the methods used to maintain skylight in shopping mall. The objective of this research is to find out the method and procedure used for maintaining skylight in shopping mall including the material for sealing the joining between skylight and the frame. Besides that, for performing maintenance procedure, does it have to do it in time frame and how long usually takes while doing maintenance. Scope of Study This study will be conduct in shopping mall at town area of Kuala Lumpur which is located at Jalan Ampang for KLCC and Bukit Bintang for Pavilion. In this dissertation, mainly is to study the method used for maintaining Skylight. Identify the various method and analysis which method is better with the consideration of the time and material consume for doing maintenance and the frequency of maintenance have to conduct for a skylight. Besides that, the lack of maintenances of a skylight will affect occupant will be study also. It studies about the aesthetic view for occupants inside the building and the disturbance cause by skylight such as leaking. Hypothesis To propose the correct and suitable method to conduct the maintenance of skylight. Research Methodology This research is going to use three methods for primary data collection they are Case studies by doing Observation, Interview and Questionnaire. First method for getting primary data is Case Study through Observation in shopping mall. In this research, the observation is going to conduct in Kuala Lumpur (KL) is because KL have shopping mall that always occupied with lots of occupants. The observation will be conducted in Kuala Lumpur City Centre (KLCC) which is located at Jalan Ampang Kuala Lumpur, Malaysia and Pavilion which located at Bukit Bintang, Kuala Lumpur, Malaysia. The design, type and pattern of skylight will be noted by sketching and will be added with the condition of skylight such as the visible leaking, banding frame, and the cleanliness of skylight. Second method for getting primary data is Interview, The interview will be conducted with interviewee who is the person in charge of doing the maintenance or the management of the shopping mall and ask them about the common problem occur in skylight and how they managed to solve the problem. Besides that, the management will be interviewed with the question of maintaining the skylight and cleaning the skylight. Third method is through Questionnaire, the questionnaire will be distribute to the people who cant entertain the interview and the people who work, or shops in KLCC and Pavilion is because they spend long hours in that building, so they surely will notice the condition of skylight. In the Questionnaire will ask how they solved the problem when leakage occurred for the people in the management. For the people who work there I will ask their opinion about the skylight and have they seen a skylight leaking or other defects while they work and how the management people overcome the problem. Secondary data collection, the information will be getting from three main sources Interne, News Paper, and Books. Internet there are a lots of website providing information but we our self have to be smart to search for the information. In this research will search for the information related to this research such as, the methods used to maintain skylight, lack of maintenance of skylight will affect the occupants, causes of leakage in skylight and, cost saving of skylight with a proper maintenance in shopping mall. Library is one of the best place to look for information, regularly check for the News Paper, magazine, journal will be better if there is any update. The article or information search must be under the objective of this research, the research scope will be the same as above. Book in the library can provide information about skylight, and in this research will look for the book any data which related to skylight, but most of it the title will be Day Lighting, Green Building, and Sustainable building because skylight is a part of day lighting, and it often appear in Green Building and Sustainable building. Literature Review Definition of Skylight Skylight can be consider as a part of Day lighting, Skylight is a special type of window which built into the roof of a house or building in order to let the natural daylight travel into the house or building directly. (Brendan McGuigan, 2003) Skylights are also literally windows in the roof that bring a bit of blue sky into the building or house. In the night time skylight also can display the stars and the moon. (California Energy Commission) Skylights also provide the interior of a house with the warmth and brightness of natural daylight. They also reduce the number of artificial light. They will brighten up dark corners and let in lots of warmth. Besides that, they can also provide ventilation when it is needed. (California Energy Commission) Skylight may be installed for aesthetic purposes, some of it maybe for general passive-heating strategy. There are many types of skylight in the industry, with differing designs, materials, and added components. Most of the people end up choosing a skylight that is far too large for their house is because they want more light as possible. Unfortunately, even the best skylights have much poorer insulation than a comparable space of roof, so a large skylight allows large amounts of heat to escape during cold weather, and too much heat to enter the house during warm weather. (Brendan McGuigan, 2003) Types of Skylight There are various types of skylight being use in these days, the most widely used Skylight are Ventilating Skylight, fixed skylight, tubular skylight. Ventilating Skylight is to allow air to pass through into the building normally use in bathrooms and kitchens which helps to relieve excess moisture and keep the flow of air steady. Fixed skylight is a skylight that cannot be opened it is solely to allow the natural daylight to pass into the house. Tubular skylight is a very small skylight, intended mainly for hallways and small rooms where a traditional skylight wouldnt easily fit. (Brendan McGuigan, 2003) There are some skylight is for aesthetic purpose. The most common skylight is Flat Skylight, consisting of a square or rectangular piece of flat glass or acrylic that may be fixed or ventilating. Next is Round Skylight, if we view from the roof it is like half-sphere bubble. Next is Polygon Skylight, is a skylight which is looks like polygon that juts out of the roof with a number of glass or acrylic. Besides that, Pyramid Skylight is a simple four-triangle pyramid that juts out of the roof. Finally, Dome skylight is similar to a flat skylight but the glass is rounds up past the surface of the roof. (Brendan McGuigan, 2003) Furthermore for the residential, there are four type of skylight more often associated with large buildings. First is Hip Ridge Skylight is a long rectangular skylight which peaks up above the roof surface to a central ridge, with a sloping triangular piece of glass on either short end. Next is Ridge skylight is a simpler version, with two long triangles sloping in towards one another, and straight triangles closing off either end. Besides that, Lean-to Skylight is a simple slope which rises from the roof of one story and ends by leaning against an upper wall of the next story. Last, Barrel Vault Skylight is a more complex form of the lean-to, which consists of a half-sphere against an upper wall, often seen in large arboretums. (Brendan McGuigan, 2003) Common Problem of Skylight The most common problem of skylight is leak, mostly due to the limitation of contemporary construction and sealing materials. The glazing of the Skylight was leak and allowed heat to escape, the user felt uncomfortable with the temperature and cause them to heat during the winter, it will cause them a fortunes, and the Skylight were not the demanded after the few problem occur. (Christopher J V Cooper, 2009) Heat loss A skylight in the roof of a building will lose about 35% to 45% more heat during cold weather than the normal window installed on the side of the building with the same glazing that install in both Skylight and normal window. That is because hot air rises. As the hot air in the building rises toward the ceiling, it comes in contact with the cold surface of the skylight. The same theory but in the other way round the cold air falls, it will form a large draft loop which will decrease comfort of the occupants. If the skylight is more horizontal the effect will be more significant, the more significant. This type of heat loss is caused by convection. Even in dual-paned installed in skylights the warm air between the panes rises upward to meet the large, cold, nearly horizontal glazing. This hot air then falls and replaced by more hot air from below. (California Energy Commission) Heat loss in building through convection is not as great through windows installed on the side of a building. That is because the direction that heat flows through them is primarily horizontal, not vertical, and because the side windows are not generally placed near the ceiling. Besides that, skylights also lose heat through radiation. As normal windows are often shaded by exterior shutters, trees and shrubs and overhang, but skylights are exposed to the cold night sky. (California Energy Commission) Heat gain In hot weather Country, heat gain will become a problem because additional cost for cooling down the building is required. Skylight is more exposed to the sun than normal vertical windows, it can let the heat pass into building as much as four times the amount of heat as a normal window. Unless the user or house owner can manage the heat gain or else the building will be uncomfortable during hot weather and have to switch on air conditioner overtime. Energy experts estimate that a 2-foot by 4-foot of skylight made with a single panel of clear glass will allow heat into a home to make a typical air conditioner use an additional 240 kilowatt hours of electricity per year. (California Energy Commission) Besides that Brendan McGuigan also stated that, Skylights also have the potential to cause drafts, making the room uncomfortable. During rainy weather it will leak if the seal not good in quality. Although skylight can reduce the amount and cost of energy consume for artificial light inside the building but they can let in extra and unwanted heat that will make the air conditioner work harder during the summer and in the winter they can allow precious heat to escape. (Brendan McGuigan, 2003) Cleaning problem After quite some time the glazing panel of skylight will become dirty and most of the people will think is the skylight problem, a malfunction other type damage, or the life span of the skylight is near. Skylights are installed around the roof or on top of the house so it is hard to reach. That is made the skylight cleaning more difficult, it will consume lots of time to clean a skylight than normal window because it needs people to climb up to the roof and clean the skylight. If hired a cleaning service provider it will cost the house owner a fortune. If a skylight without the cleaning it will accumulate dust, sooner or later the skylight will eventually block the sunlight and the main purpose of installing skylight will be defeated. (Jon Nunan, n.d.) Cleaning and maintaining skylight The main purpose of skylight is to bring in additional day light from outside of a building into the building. In the same time skylight also can add for the aesthetic purpose, besides that it also can provide a great view from room inside. The occupants inside only can enjoyed if the skylight is clean. (Skyler Carpenter, 2005) Skylight is installed outside and it will expose to outside weather such as rain, snow, bird droppings, moisture, dust and leaves. The view of a blue sky will be blurring because the dust let the skylight emit less sunlight passing through and that is good time for cleaning. (Skyler Carpenter, 2005) Skylight is not hard to maintain and clean, and there is no need clean the skylight very often if it in a rainy climate, because the rain will wash away the dirt on the skylight. However, the skylight should be cleaned at lease twice a year to protect, from scratches. And it does also will bring maximum amount of light into the building. (Skyler Carpenter, 2005) Cleaning from the inside, inside of the skylight does not get as dirty as the outside of skylight. If using a wet cloth to clean away the dust is normally sufficient. Cleaning from the outside will be more effort, First have to go on top of the roof and with a bucket fill with some detergent and water, a sponge, a couple of dry cloths, some car wax for polish, and a garden hose. Second have to rinse the skylight and wipe the dirt off using a detergent-soaked sponge but not knife or scrapper as it may scratch the glazing or acrylic panel. Last is to polish the skylight panel by using the car wax. Wax can cover minor scratches and as well as to protect the glazing from damage caused by outside elements, besides that wax will cause the rain to drain off or slide off easily. (Skyler Carpenter, 2005) Skylight Glazing The material of skylights glazing are mostly made of either plastic or glass, depends on the choice and several factors such as weather, location within the home and price. Manufacturers may refer to the types of skylights by theirà glazing. Plastic glazing is less expensive as compare than glass glazing but yet its still fairly durable. Plastic glazing has the disadvantage that are it will scratch, discolour or warp easily, unless the glazing is coated with a special film, these kinds of glazes will let in dangerous ultraviolet (UV) rays from the sun, it will harm the occupants skin and furniture. Most of the dome or bubble shaped skylights are plastic. (John Fuller, n.d.) In other way, the glass glazing is more expensive than plastic, but its preferable by most of the people is because it is more durable as compared to plastic, glass glazing doesnt discolour and it will have better appearance than plastic glazing for a long time period. The glass glazing must be made of safety glazing material, it has to be tempered or laminated.à Tempered glassà is a glass that has gone through a process of heating and rapid cooling to make the glass much harder than normal glass. If the glass breaks it will shatters into small pebble-like pieces with no sharp edges.à Laminated glassà is made with a thin layer of plastic sandwiched between two pieces of glass. (John Fuller, n.d.) Skylights Benefits Skylights are the one of the best solution for adding lighting in the building, besides from providing natural day light, skylights also help in minimizing heating, cooling, and lighting costs. Skylight is mostly used for energy-efficiency purposes, for the residential used, it is more commonly used as simple lighting and the appearance of the overall building as well. Nowadays, skylights had become much popular mostly due to the current research stated that natural light or sunlight not only helps the occupants concentration, but raises the spirits of occupants, increases the productivity, and aids the healing process. (Roof 101, n.d.) Skylight contribute in Productivity Skylight provides natural daylight from outside the building into inside of building. It will bright the building during the daytime, the glazing will allow sunlight to enter the building to illuminate for occupants to see. (Consolidated Roofing System) According to scientific experts stated that natural Light can boost energy up to 24%, this is show that increasing in productivity. The National Commission estimates that, businesses lose more than $150 billion a year in America because of employee fatigue due to lack of daylight. Lockheed Martin also claims that after adding skylights to hes building, the company have increased 15% higher productivity. (Velux, n.d.) Skylight contribute in House value Skylight take illumination to another level, it is important because it helps the building owner and real estate agent, because the skylight will makes the home brighter and it will looks much larger than it is, and benefit the people who trying sell house in this tough real estate market, the presence of a few skylights can affect the potential buyer by viewing the space inside the residence. (Consolidated Roofing System, n.d.) Skylight will increase the overall value a houses. House owner or investor can always count on getting back the money that they had invested in installing skylights. Mostly its because skylight has become a part of current trend in this modern society. Besides skylights have modern appeal, it also has energy-efficiency and this will add some point to the house value. (Jenny Schweyer, 2008) Skylight contribution Green and Energy efficiency Skylight not only provides natural day lighting it also will lower the electricity bill. If skylights are strategically place it will replace the artificial electric lighting in a building during the daytime. Skylights are as part of green, since the occupants are saving electricity they are helping to preserve the environment. Nowadays skylight has become is latest trends in building that is green building, that is building built with maximizing efficiency and preserve that nature or planet. Most of the people cannot afford other green home technology because it too expensive but skylights is affordable as compare to solar panel when consider about the energy savings and cost saving. Besides that it also will reduce our carbon footprint. (Jenny Schweyer, 2008) Skylight contribute in Health Skylight let the sunlight to emit into the building, through its glass glazing. The natural sunlight that emitted will provide the occupants inside the building. Natural sunlight will helps to regulate the occupants bodys circulation rhythm and have better sleep at night. (Jenny Schweyer, 2008) Besides that, natural sunlight will give us the Vitamin D, but with the skylight, it can partially reflect or filter the UV ray and it will benefit the occupants with natural sunlight from the sun and the occupants without getting burn.

Polish Brewery Market Analysis
Polish Brewery Market Analysis MARKET AND COMPETITION ANALYSIS Shareholders, employees with their families and collaborators with their families benefit from the beer business. According to the industry estimates this branch and cooperating industries employs almost 200 000 workers in Europe, and 600 000 is the number of employees who would like work for the brewing industry in the future. Polish brewery market employs about 15 000 people, and sectors that cooperate with it have higher employment rate ( 56,2 thousand employees ). People are hired in HORECA and trade and almost 186,000 of them make a living by working for the breweries. This makes 740,000 families altogether that owe their financial stability to this industry. Investors After the fall of the communism in 1989 polish brewery market has been dominated by the multiple foreign investors. They knew that this market has a potential, and needs money, technology, and experience in order to be successful. At the beginning of the 90s consumption of the beer was not exceeding 30 litres per person per year. It was of a poor quality and the beer consumption culture did not equal the western reality. This investment needed big money, and therefore investors decided to start the brewery business on the polish market from the scratch. For example SABMiller has spent almost 2 billions zloty ( PLN ) on the development of its four brands, and thus one of them, Tychy, became the largest in Europe. Brewpole, an Australian company, was the first leading investor on the market. It created new production lines and introduced a new brand: EB. Then it gained almost 16% of the market shares. However, later on it had to merge with the Zywiec Group ( because of some of its advertisement failures ). Finally, production scale and good marketing were the most important issues that must have been considered. Big players were taking over smaller ones, and others were just closed down because were not profitable. Foreign investors have helped the polish brewery market by putting into it $ 1 billion and now it is the most modern in Europe. Almost 80% of the beer production is under their control. Therefore technology development in the brewery industry has been influenced by them, and this has led to increase of the beer production between 1990-1997. Today polish brewery industry belongs mainly to the global corporations. They knew Poles are patriots, and therefore decided to take advantage of this attitude. Tyskie, Okocim, Lech, Zywiec, Warka, Lomza and Strzelec sound polish, and thus are the most popular on this market in Poland. This shows that the foreign investors respect polish tradition and decided to combine it with their corporate global culture. External Customers Beer is one of the most popular global products. According to the data men are a vast majority when it comes to the beer consumption ( 65%). In case of women, 45% of them does drink beer. 76% of the beer drink consumers are in the age below 47, and whats interesting, 35% of people between 18-29 declare to be the loyal beer purchasers and its consumers. When it comes to frequency of the consumed beer, 47% of the consumers are between 30-65. Whats surprising, there is a huge difference in the education of the beer consumers. People with the Masters degree and over make up only 8% of the beer fans. Almost 26% of people with the basic education belong to this group, 34% with the vocational education does drink beer, and 37% with the secondary education are loyal beer consumers. 72% of the consumers usually drinks beer at home, 21% in pubs and the restaurants, and only 6% while enjoying the nature. They prefer light beer rather than dark. The reason for his choice lays not only In the taste, but also In its healthy properties. Light beer strengthens our bones, helps fight the osteoporosis, and bone tissue disease, which leads to the multiple fractures. For the last 10 years Poles have been drinking beer more than before. They treat beer as a substitute for wines and vodkas. According to the researches, 60% of the overall annual alcohol consumption goes to beer, 10% to vodka, and only 10% to wine. Poles are patriots and therefore almost 98% of them chooses polish beer. But when it comes to the quality of beer and its price, 45% definitely chooses German, Dutch or Czech products. . The price is usually too high In Poland, and thus the consumers are forced to buy the imported beers. However, the quality and taste of the beer are improved every year, and therefo re beer consumption increases by a few percent. Suppliers Brewery industry requires specific type of suppliers. This sector is supplied by the hop, and metal and glass packaging producers. Moreover, brewery industry focuses also the printing plant services. Brewery industry is supplied with the hop by the foreign importers and domestic suppliers. More than a half of the imported hop is used in the beer production, and suppliers are usually Hungary and Czech Republic, from the agri-food branch. Breweries sign with them the hop supply contracts in order to avoid the sudden price changes of the resource on the market. Domestic producers are the second group of the hop suppliers. They do not strongly influence the breweries, which then do not fell threatened by them. The reason for such situation is that there is a low duty and low prices that encourage the breweries to import rather than use the services offered by the domestic suppliers, which subsequently focus only the brewery with the best parameters. Next type of suppliers for the breweries are those who supply glass and/or metal packages. There is a strong competition, and each of them tries to make his offer more attractive for the customer than the others: low price, good quality, and possibly best parameters. Most of the producers have a very attractive offers, and thus the breweries feel free in the choice of the offers. Printing plant services are in the same situation as glass and metal packages suppliers. Because of the strong competition on this market, they try to make their offers attractive as it is possible, and thus make the customer to choose them. Large breweries use mainly the services offered by the bigger plants. PEST analysis PEST Analysis is a combination of parts of the environment, that are put together in order to be easily researched by the company. It considers influence of the politics on the market, economy, social aspects, and technological development. Brewery industry challenges increase every time when European countries start to join the European Union, for example Poland, Hungary and Czech Republic in 2004, and decide to co-operate with the non-European countries. There are many opportunities and limitations which breweries have to challenge. Governments policies which consider alcohol sales include price regulations, sales limitations ( such as age, unsober customers, time when alcohol can be sold, place of selling and consumption ), and license for sale. Governments try to influence the price rivalry by limiting the advertisements or licensing the alcohol sales. They also increase prices in order to increase states revenues, and prevent increase of the consumption ( and alcoholism problems of the society ), especially among young people. Government wants to minimise the negative effects of the alcohol consumption, such as car accidents or its overdose. Sales licensing helps control whether the alcohol companies adhere to the sales rules and pay taxes. State monopoly is the factor which does not apply to the brewery industry. Economic and social environments are the most favourable factors for the industrys development. There are different economic systems in the countries of operation, and therefore there needed different approaches. However, European Union rules are similar for all of its members: common trade policy and rules of the export trade policy. Exchange policy is another issue to consider. There are still some countries that havent changed their currency yet ( f.ex. Poland ). Effects of the global financial crisis in 2009 are still felt on the currency market, and therefore polish zloty varies every day. Labour costs are on the employers (demand) side of the labour market framework. The average hourly labour cost in 2006 in the European Union was 20,35 Euro. However, there was a 20% increase in 2008 in Czech Republic, Russia, Bulgaria, Latvia, Poland and Lithuania. Year 2009 was economically disadvantageous for every country, but the prognosis seem to be optimistic and look forward to improvem ents on the market. During the last years inflation has influenced GDP growth rate, and the following table shows how it was changing between years 2006-2010. As we can conclude from this table, GDP growth rate varies every year by 0,1%, however, it declines until the year of the financial crisis in 2009, where it drastically fell down by 1%-2% ( -2,5% was the lowest and the worst moment ). Luckily GDP started to catch up on losses quickly in 2010, and seems to follow the statistics from year 2006. Financial crisis had also influenced the employment rate almost 34 mln people have lost their jobs in Europe, and 212 mln all over the world. 13,4% of the young and 5,2% of the older people were among the unemployed. Social and cultural influences in business are different in all countries. The dominant religion in the world is Christianity 33% of respondents claim they do believe in God, Islam 21%, Atheists 16%, Hinduism 14%. The following picture presents all known religions and their followers in percentage ( out of the whole humanity ): Brewery industry will not find its potential consumers among Muslims, because their religion forbids them to drink any kind of alcohol. Older generation is usually very traditional and therefore sticks to the domestic products, that are proven and are mostly with the tradition. Young people perceive foreign products as unique and attractive, therefore they have positive attitude towards innovation and modernity of the foreign products and services. But in order to get their loyalty and trust brewery companies must consider the cultural and linguistic differences. Moreover, societys wealth influences the possible sale of the product. Western countries, such as France or Germany, unlike Poland, Lithuania or Estonia can afford expensive products, without violating much their budget ( for example German retirees going for a holidays abroad ). Modern technology plays also important role in the production. It helps make products cheaply and with a good quality. Foam of the beer is more stable, and the taste is more adapted to the consumers needs. Moreover, technology can be implemented in order to save the natural environment. Adnams, the British brewery, has invested in such a technology, without influencing negatively the nature and taste of its ecological product East Green. During the brewing process offset minimises CO2 emission to zero. Porters 5 forces This method helps analyse the sector by researching factors that make it attractive for the current and potential investors. There are four entry barriers in the brewery industry: scale of economy, no access to the distribution channel, lack of the capital, differentiation of products, and the state policy. Technology used by the brewery companies and their developed production allow them produce at the lowest unit costs. However, company which decides to enter the market cannot produce at a unit cost that is lower than the market price. Next problem company must challenge is lack of the distribution channels. Market belongs to the brewery corporations, and thus the new competitor has look for the other distributors. More over, it has also to invest in the beer producing technology, for the marketing and promotion, market research, and acquisition of the raw material. Whats more, government policy counters by the social insobriety ( anti alcohol legislation ), therefore alcohol sales are impeded. Last barrier is the product differentiation. Some brands, such as Heineken or Lomza have achieved high positions on the brewery market, and thus the new competition may have problems with gaining trust and loyalty of its target group. Bargaining power of suppliers in the beer market has been strongly influenced by the reduce of the aluminium costs control, and therefore this has led to the increase of the packaging materials costs. In order to avoid being dependent on these materials some breweries started to run recycling programmes. Brewery target group are the beer consumers. They choose whether they want to buy the product or not, and therefore influence sales of the company. Thus breweries care about the quality of their products, packaging, add some gadgets, and consider the way the product is served to the customer. He has a wide range of beers to choose and is given an information about each of them. Therefore he can choose the brand that mostly fits his taste. The functioning of the company depends largely on his beer choice. There are no substitutes for the beer, because there are no substitutes for hop. Brewery industry is very specific, because new products from this area are rarely launched to the market. However, they dont influence the beers consumption. Even non-alcohol beers havent increased its volume sales. Competition within the brewery industry is very active. Success of the brewery companies depend on the good advertisement, economies of scale benefits, costs minimisation and attractive packaging. Leaders on the global beer market are Heineken and Carlsberg. Smaller breweries try to reach their position and claim to have 40% increase in sales, and therefore bigger corporation try to save their position by comparing their successes to the weaker competition. Smaller players on the market increase their shares by selling the low quality products, and thus encourage potential investor to take over the brewery. Breweries try to reach their customers by selling them cheaper products. Customer looking at the low price resigns from the quality. Middle breweries dominate the segments with the low price products. Bigger corporations promote their brands by investing big capital in the marketing and promotion campaigns. Smaller companies cant afford such a big investment, and thus they just en courage and motivate their salesmen to be more effective. SWOT analysis Brewery industry is one of the most developing industries in the world. Its internal ( strengths, weaknesses ) and external ( opportunities, threats ) factors can be audited by using the strategic environment analysis called SWOT analysis. It is presented below: All these factors relate individually to each of the companies operating in the brewery industry. Strengths shown in the table are their resources and capabilities that are used in order to develop their competitive advantage on the market ( Garbarski et al, 2000 ). There will be always a high demand for beer, and developed technology will be the background for the products improvement and making it more attractive for the customers. This creates a relationship between both, product and its consumer. Strengths prevail over the weaknesses, however they strongly influence the market operations of the companies. High advertising costs are a main financial burden for the smaller and medium players. Moreover, because of the low budget they have to deal with the narrow product line, and thus the weak and slow distribution. However, If the industry considers its opportunities that appear during the analysis of the environment, it may observe some growth and generate more profits. Demographic increase and smaller range of age for drinking alcohol help reach a wider range of customers. However, tax increases, changing customers tastes, or anti-alcohol campaigns may threaten actions taken to improve the financial situation within the industry. Essay --
1. Introduction Globalization has incurred dramatic transformation to commerce practices around the globe. Corporations like Intel, Apple, and IBM have begun to outsource experts from different parts of the globe, reasoning variation in firmââ¬â¢s structures and work shifts (Bernstein, Kripalani and Engardio, 2004). Consolidation between airlines (e.g., sky alliances, on world members and star alliances) is further instances of variations caused due to this phenomenon. According to Jean de la Croix (2011), like many other industries, hospitality and tourism sector has also been affected by the globalization. Hence, this dissertation peruses the impacts of globalization on 5 star luxury hotels in Geneva city, Switzerland with a specific concern on how it impacts the hotels marketing strategy. In this etude, ââ¬Å"globalizationâ⬠reflects on the procedure of augmenting cultural and social relationship, economic, and political interdependence, market and financial accretion that are due to th e advancements in transportation technologies, communication, and business liberation (Lenway and Eden, 2002) This dissertation contains of 2 relevant etudes. The first study is designed to investigate the impacts of globalization in the marketing strategy of 5 star hotels in Geneva and the second study investigates the link between the impacts of globalization and the scale of corporate marketing and international marketing implementation of the 5 star hotels. As international business and trade expand, there is no doubt that international connections will become more and more significant for the hotel industry. According to Zhang Zhen (2005), in the late decades, many hotels have received foreign customers one day or another. Then, as the sector evolve... ...n indicator was lately developed by collaboration between EDS Corporation and Foreign Policy Magazine (Foreign Policy, 2004). In this dissertation, the impacts of globalization are divided into two broad groups: 1) global market threats, and 2) worldwide market opportunities. These two important impacts are chosen in order to be perused as they are often mentioned in the past literature as one of the most certain and evident impacts of globalization (e.g., Molle & Jones, 2003; Smith & Calantone, 1999; Closs, 1992). Many believe that global market results in increases in market, business and enterprise potential and availability to the resources (Srivatava & Rukert, 1990; Smith & Calantone, 1999). However, some other like Heenan, 1989 and Jones, 2002; believe that global market results in an increase in the number and level of competition, and the degree of doubt.

Contrasting Responsibility in Carvers Fever and Baldwins Sonnys B
What allows a human being to constantly face-up to the responsibilities of life? What makes a mother or father continue to clothe, feed, and pick up their child from school? What makes a person wake up every morning to go to a job he or she hates, come home, and begin the whole process the following morning? Is it "responsibility" that makes a person do what they have to do, or rather is it fearing the consequence? Truthfully, this would depend on the situation. Parents would most likely fulfill their responsibility towards their child or children because of love; but a person who hates his or her job probably continues to do it fearing the consequence of unemployment. In the end, one realizes that despite all the responsibilities a person has, the choice to execute it is ultimately left to the individual. Two short stories that examine the theme of responsibility are "Sonny's Blues" by James Baldwin and "Fever" by Raymond Carver. In "Sonny's Blues", the narrator's elderly mother tells him to never allow anything bad to happen to his younger brother, Sonny. Although Sonny's injurious decisions result in both brothers distancing themselves from each other, the older brother finds it within himself to love his brother and do everything he can do to take care of him. In "Fever", the other short story, the narrator's wife, Eileen, abandons her life as a wife and mother of two children to pursue a career as an artist with another man. This sudden abandonment of all maternal responsibilities without reservation characterizes her as a free-flowing "artiste" that pursues her desires without regarding the impact it might have on others. Both of these short stories show how people approach the issue of familial responsibility. An init... ... what we're supposed to get out of this life..." one realizes that she has put her ambitions and desires above her family and paid no heed to her familial responsibility. Abraham Lincoln once said, "You cannot escape the responsibility of tomorrow by evading it today" (www.quotationspage.com). Ironically, one actually can. The narrator in "Sonny's Blues" chose to care for Sonny and accept his responsibility as an older brother. On the other hand, Eileen in "Fever" chose a different path by leaving her family and pursuing her own ambitions. Conclusively, one realizes that despite all the responsibilities a person has, the element of choice determines what happens. Works Cited Carver, Raymond. "Fever" The Harper Anthology of Fiction: Ed. Identify a personal hero and articulate the influence this person has had on you I learn Spanish literature from a petite, sophisticated woman who has yet to appear in anything less that pearls, a well-cut suit and carefully scraped-back hair. Nevertheless, not one class has gone by without her eventually sitting cross-legged on her desk, eyes intent behind wire-rimmed glasses, hair slipping from her ponytail as if in agreement with her insistence that Spanish is exciting and all-encompassing, that Spanish literature is life reflected. At first, I thought she was a lunatic, ranting about "El simulo," "las metaforas," and "el tema." I spent the first week getting accustomed to her quick Iberian way of speaking, catching every other verb or noun, frantically trying to piece together what exactly she wanted from me. Each time she would veer her gaze in my direction, I would bend my head down to my note pad, furiously scribbling down some non-important point in the hopes that she wouldn't call on me....

Being at Cadet College
Respected ââ¬âââ¬â Worthy teachers and my dear friends AOA Today I have been given an opportunity to express my feelings being here in a cadet college. I would start with the few words by one of the cadet like us. He says: ââ¬Å"At 90-years-old, you will still remember the experiences, the camaraderie, and the friendships that develop with perfect clarity. The knowledge gained about yourself, as well as about this career, is immeasurable. â⬠I feel the same. Cadets is a program that has changed my life and opened up various doors for me.The way I react in situations has changed because of cadets. Cadets isn't just a program that keeps you busy a few nights during the week. It gives you opportunities to travel, meet new people, to become a better leader and most importantly a better version of yourself. My favorite part of Cadets is the people I've met along the way. Through national competitions, and other activities, I have met some of the most amazing people. These pe ople have made a huge impact on my life.Despite the fact that I may not see some of them anymore, the impression they left will always be there. I thank the cadet program for making all of that possible. The essentials of religion taught in the class room, religious education in the classroom supplemented by prayers in the College Mosque, observance of fast in the month of Ramadan and holding of functions on days of religious significance helps us to practice religion in the best way. Moreover, the Morning Assembly begins with the recitation of Verses from the Holy Quran followed by their explanation. To get up 4 in the morning, physical training, and taking classes from 8 to 1, preps, afternoon games, regular drill, mess nights â⬠¦. (aur bhi agar kuch huwa). and finally lights out at 10. This seemed to be so tough in the beginning. I used to think that I wonââ¬â¢t be able to survive and did not consider it important to get up early and go to bed on time. But now that I have s urvived, I admit that this is the best life a student or a person can lead. Within a month or two I realized a great change in my physical health. This tough, well disciplined life has helped me get sound mind and body. And I am looking forward and excited about the activities in future like horse riding and swimming. Every day is a new experience, new lesson, new adventure. I can never forget the lesson that Discipline, bravery, honesty and modesty are the four foundation pillars for all of us who will be passing out from this institute. I make sure to keep up these pillars not thorough the years in this college but throughout the life. I have so many people to thank for where I am today, because I believe every experience and every person influences who you become. But first of all, Allah Almighty and then I'd like to thank my parents who got me into Cadets. To this day, I don't think they know how much they have actually done for me. I'd like to thank all the hard working staff at our Cadet College for making sure that we all got the opportunities we deserved. Most of all I would like ââ¬âââ¬â (any other person) And finally, I'd like to thank you all for having me here to speak with you today. You were a great audience and I wish you all the best. (Thank you or good afternoon. )
Iran nuclear deal
Iran's Nuclear Deal: Challenges and Opportunities Air Commodore (R) Khalid Iqbal These days, almost everyone is curious about an erratic and hence potentially troublesome nuclear deal reached between Iran and the P 5+1 (read America). Soon after the agreement, the two sides have begun interpreting it in opposite directions. Americans are claiming that Iran would have to significantly roll back its nuclear programme, whereas Iranian interpretation does not endorse this point of view. Soon the IAEA's version would start pouring in to further compound the confusion. Moreover, Obama may not be able to hold the Israeli pressure and congressional dynamics. Hence, America may backtrack. Immediately after the agreement, Russian Foreign Minister Sergei Lavrov summarized the deal as: ââ¬Å"This deal means that we agree that it is necessary to recognize Iran's right to peaceful atoms, including the right to enrichment, provided that the questions that remain to the Iranian nuclear programme and the programme itself come under strict control of the IAEA. This is the final goal, but it has already been set in today's document. The opponents of the deal insist that Iran has retained its potential to create a nuclear weapon. The whole of its Uranium enrichment infrastructure remains intact. A disappointed Israeli Prime Minister Benjamin Netanyahu said: ââ¬Å"l emphasize: the deal does not envisage the elimination of a single centrifuge. â⬠Many experts are of the view that Iran's large nuclear infrastructure, which consists of some 17,000 enrichment centrifuges, is needed if a country has 12-15 operating nuclear plants which have to be supplied with fuel rods.Of now Iran has only one nuclear power plant, in Bushehr, which receives its fuel from Russia. Iran has agreed to stringent intrusive monitoring and control procedures employing video cameras, meters and snap inspections. Interestingly it has been allowed to manufacture centrifuges to replace those becoming non-fun ctional. The number would however stay constant. Iran had never put forward its claim to the necessity of nuclear weapons; it had all along been advocating a WMD free zone in the Middle East.According to the details of the agreement, Iran will halt enrichment of uranium above 5 percent purity for the next six months, retain half of its 20 percent enriched Uranium and dispose off emaining half by diluting it to less than 5 percent enrichment level. Iran has agreed that it will not make any further advances of its activities at the Natanz Fuel Enrichment Plant, Fordow, or the Arak reactor. However, Iran will continue its safeguarded R;D practices, including its current enrichment R; D practices, which are not designed for accumulation of the enriched Uranium. It will not construct any additional facility capable of reprocessing. In addition, its nuclear facilities in Fordo and Natanz will come under the IAEA control, while the construction of a heavy-water greement, to be negotiated wi thin one year after implementation of interim agreement, Iran's nuclear would be treated at par with other NNWS member of the NPT. In return for the interim agreement, the P5+1 group, (read the United States and the ELI), have agreed to ease some of the sanctions against Iran. This will allow Iran to resume limited trade relations with the United States in the oil and gas, petrochemical and automotive sectors as well as trading in gold and precious metals. The resulting benefit for Iran will amount to $5-7 billion. Indeed in the aftermath of his agreement, many bluffs have been called. Iran stands on high moral ground because its long-time stance of not building nuclear weapons stands validated. However, Iranians are known for their farsightedness and shrewd diplomacy; it would be naive to believe that they have signed an agreement for grabbing Just IJS$ 7 billion.Likewise, Americans are also no raw to let Iran retain critical capability of enriching Uranium up to 20 percent mark and remain content with cosmetic un-enriching of already enriched Uranium. Mark Urban's story aired on BBC on November 06, that Pakistan has given final touches to he nuclear weapons in compliance to the Saudi order and, proverbially, the caravan of camels carrying the nukes would start marching towards Saudi Arabia on Kings wink of eye, has fallen flat on the ground.Like Iran, Saudi Arabia is also a signatory and compliant of the NPT, and it has also never strived for any nuclear pursuits beyond its obligations as a NNWS member of the NPT. The interim nuclear understanding has indeed thrown up an opportunity for the Americans to recede from their position of untenable rhetoric and retool their relations with Iran. Since the fall of Iranian monarchy, America has been running rom pillar to post for discovering its new sustainable and robust moorings in Asia in general and in the Middle East in particular. It has not been able to find a substitute to ââ¬Å"Shah's Iranâ⬠.Sustainable and functional Iran-US relations could offer much relief to America in many ways. America needs to shed at least a bit of Israeli baggage to make way for some patchy and truncated Palestinian state. Moreover, America is looking for a face saving political settlement in Syria, which also needs Iranian cooperation. Furthermore, Iranian influence in Afghanistan gives it a spoiler's role in the context 2 of post 2014 Afghanistan. The interim nuclear agreement with Iran provides America an opportunity of harnessing Iranian help in achieving these objectives.Iran has recently inaugurated Afghanistan's alternative access to warm waters via Chahbahar. Americans are desperate to find an alternative to their troublesome supply routes passing through Pakistan as well as the circuitous and expensive Northern Distribution Network. American relationship with Saudi Arabia is on decline and Saudis are further unhappy with the US for not doing enough against Iran. America's rapprochement with Iran would offset its critical dependence on Saudi Arabia. As of now, the US is coping with its politico-military failures in Iraq and Afghanistan. llies that would like to drag the United States into military operations in Libya and Syria ââ¬â a hard sell to a common American. With most of the Arab countries consumed by the strains of the Arab spring, America may be feeling the necessity to reconfgure the Middle East. These constraints might have prompted the US to engage with Iran, which may be ready to own Shah's vision of becoming a policeman of the Gulf. If so, such a move could restore pre 1979 the balance of power in the Middle East, when Iran served as a linchpin of Gulf security.America's attitude to the Iranian nuclear program has undergone a sudden change and the nuclear deal could herald a change of balance of power in the Middle East. It may be an equivalent of America's unprecedented rapprochement in its relations with the Communist China in 1970. Agreement provides a w indow of opportunity to revive the IPl project. Iran and Pakistan have already decided to fast track the IP portion of the project. There are indicators that donors are now showing willingness to fund the IP project. However, even if India Jumps in, Pakistan should go for completing the IP first, and later lay dditional pipeline for India.IP should not be delayed for reverting back to the integrated IPl version. Pakistan had persistently urged for a non-military solution to the standoff over Iran's nuclear programme. It has, therefore, welcomed the interim arrangement. Events unfolding during the next six months would be crucial. Pakistan needs to be watchful and prepared to confront malicious attempts to drag it into nuclear controversies. 3 {Carried by the Nation on December 02, 2013 under the heading: A Leap Forward}.
